Step Two: Get Your Home Inspected

When selling your home you are required to disclose any problems with your property to prospective buyers. Failure to do so WILL lead to further complications, and could even result in legal ramifications, even if you weren’t aware of the flaws ahead of time. Hiring a professional inspector to identify and document any problems with your problem will ensure that you can give a complete and full disclosure of property condition.

If you are unsure who to call to inspect your home, the BCS Dream Team can provide a list of reputable and highly regarded locally licensed home inspectors in the Bryan / College Station area that we recommend. Even though we narrow down your search for you, we still encourage you to contact each home inspector and ask for references and make sure that you are comfortable with the integrity and experience of the home inspector you choose.

Some home inspectors will walk through your home with you after the inspection and review their findings with you. They will tell you what items are important and why, and what items are minor and easily addressed. Most inspectors will then provide you with a detailed written report of their findings along with photos of defected areas where clarification is needed. This is important because it can be provided to prospective buyers along with your Seller’s Disclosure of Property Condition.
