Things to Do Before Selling Your Home – Step Four: Showcase Your Home
Curb appeal and first impressions are valuable assets when selling your home. Some buyers will actually skip viewing homes based on the exterior appearance of a home!
Clear unnecessary items from your yard and maintain the landscape to welcome visitors. Make sure to keep your lawn maintained by pulling weeds, mowing, edging, and trimming any overgrown bushes or trees. Remove or replace any dead plants or trees. Add fresh mulch to flowerbeds and planters, and consider adding some colorful flowers.
Keep the interior of your home clutter-free to maximize your home’s liveable space.
Start in the bathrooms. Rather than remodeling a whole bathroom, simply replace old rusty toilets and scrub the grout in the showers and on the floors. Dirt and grime in the bathrooms can make your bathroom feel “old” whereas a clean, sparkling bathroom feels “new!”
Consider repainting interior walls and trim. It’s amazing sometimes what the difference between a coat of paint or a wallpapered room can be. It’s highly recommended that if you have outdated or taste specific wallpaper or paint colors throughout your home that you have it removed and repaint. Most buyers cannot look past 20 year old floral wallpaper or bright green walls. They will elect to move on to a more “neutral” home.
Another major, yet fairly inexpensive, difference you can make is to replace those old shiny brass light fixtures and ceiling fans. Brushed nickel or oil rubbed bronze are popular finishes with buyers these days.
Keep in mind with all updates and improvements that the goal should not be to “increase the list price” but to “increase it’s saleability.” You should always focus on making your home competitive with similar homes on the market, but be careful not to spend too much money and “over improve” your home.
